The location of our showroom and rocking horse shop at Broad Farm, Hellingly, on the A267 Tunbridge Wells to Eastbourne road in East Sussex is shown below. Look for the striking Georgian farmhouse. We are in the adjacent farm buildings.

Although we keep open house and casual visitors and browsers are most welcome, we are not open every day, so please do phone ahead if you are planning a special journey.

It is easy to find and there is ample, free parking. To see an online map at various scales, please click here.

To find us easily and to avoid traffic hotspots, we strongly recommend that you follow the directions we give below from the M27/A27, M23/A23 and the M25.

 

From West on the A27 Coastal Road

Take the A27 eastwards from Southampton, Portsmouth, Chichester, Arundel, Worthing, Brighton and Lewes. Continue beyond Lewes (at which point the dual carriageway ceases) to the major T-junction with traffic lights at Polegate, north of Eastbourne.

Turn left at the traffic lights, at which point you are joining the A22 towards East Grinstead/London.

Continue to follow the A22 for East Grinstead and London across a major roundabout and along a stretch of dual carriageway for approximately 3 miles, passing across 2nd and 3rd small roundabouts.

At the 4th roundabout, which is marked by a Starbucks, Travelodge and Shell petrol station, do not continue on the A22. Instead, take the 2nd exit, the A267 which is signed for Horam, Heathfield and Tunbridge Wells.

After exactly 1 mile, look for the striking Georgian farmhouse on your left (pictured above). The entrance to the farm units is on the left, immediately after the farmhouse.

From West London, Heathrow and the M4 and M40 via the M25 anticlockwise

Leave the M25 at junction 7, the M23 towards Gatwick and Brighton.

Remain on the M23 as it becomes the A23 beyond Crawley. A couple of miles after a twisting descent followed by an ascent:

Leave at the exit for the A272 for Haywards Heath.

At the roundabout at the bottom of the slip road, turn left, so taking the A272 eastwards towards and through Haywards Heath. Remain on the A272 for about 20 miles.

After the villages of Buxted and Hadlow Down, you will reach a T-Junction at which point the A272 joins the A267.

Turn right on to the A267, following the signs for Eastbourne. You will remain on it until you reach the showroom.

After about 1 mile, you pass an Esso petrol station on your left. About 400 yards later, you branch right, still following the A267 for Eastbourne.

After 3 miles you will pass through the village of Horam. About 3 miles beyond Horam and in open countryside, you will pass a lay-by on your right at the bottom of a gentle hill. As you ascend the hill, look for the striking Georgian farmhouse on your right (pictured above). Slow down and prepare to make a right turn into Broad Farm at the brow of the hill immediately before the farmhouse.

(If you do overshoot, there is a roundabout 1 mile later at which you can turn back.)

From The Dartford Crossing and The M25 Clockwise

Leave the M25 at junction 5, the A21 towards Hastings.

Leave the A21 at the exit for Tunbridge Wells.

Proceed on the A26 through Southborough into Tunbridge Wells.

Close to the centre of Tunbridge Wells, the road descends quite a steep hill and sweeps to the right. At the bottom of this hill, turn left at a mini roundabout on to the A267 towards Eastbourne. You will remain on the A267 until the showroom.

After about 14 miles, as you approach Heathfield, you pass an Esso petrol station on your left. About half a mile later, you branch right, still following the A267 for Eastbourne.

After 3 miles you will pass through the village of Horam. About 3 miles beyond Horam and in open countryside, you will pass a lay-by on your right at the bottom of a gentle hill. As you ascend the hill, look for the striking Georgian farmhouse on your right (pictured above). Slow down and prepare to make a right turn into Broad Farm at the brow of the hill immediately before the farmhouse.
